N.I.P. Side Lot Program
The goal of the Neighborhood Initiative Program (N.I.P.) is to stabilize property values by removing and greening vacant and blighted properties in designated Target Areas in an effort to prevent future foreclosures for existing homeowners. By June 30, 2016, the City of Alliance intends on having 30 residential structures demolished using N.I.P. funding with an additional 25 structures scheduled to be demolished by June 2017.
Simply demolishing a vacant property may not have a positive impact unless the property is subsequently improved through redevelopment or by grading and greening the site. If a blighted structure was recently demolished using N.I.P. funding, the subsequent vacant lot may be available for acquisition through the Side Lot Program. Interested parties must meet the following criteria to be considered eligible to apply:
- Must be an owner-occupant of the neighboring, contiguous property
- Must be in compliance with local building and zoning regulations
- Must be current on all real estate taxes and assessments for all properties in the county
- Cannot have had a tax foreclosure after January 1, 2010
